Why tax base may differ
If the VPT (tax value) is higher than the price, you pay IMT on the VPT.
Mortgage stamp duty
Loan stamp duty depends on the term: 0.6% for ≥5 years, less for shorter terms.

Full exemption up to €330,539 for buyers ≤35 who haven't owned a home in 3 years (HPP only).
IMT for Companies (2026)
Standard rates or 10% flat for tax-haven entities. Companies cannot claim HPP rates.

From 1 Sept 2026: flat 7.5% on residential property. Refund options available.
