It's calculated on the higher of the purchase price or VPT (tax value). The rate depends on property type (urban vs rural), intended use (primary residence, secondary, or rental), and location (mainland vs Azores/Madeira). IMT is a one-time tax paid at purchase — not to be confused with annual property taxes like IMI. For most residential purchases, rates range from 0% to 8% using progressive brackets, though properties above certain thresholds may be subject to flat rates of 6% or 7.5%. Non-residential urban property is taxed at a flat 6.5% and rustic land at 5% — both available as categories in the calculator's Advanced mode.

This is a strict legal requirement — the notary cannot proceed without proof of payment. The process starts with the Modelo 1 do IMT declaration (filed online, at any tax office, or often by the notary): it triggers the assessment and generates the DUC (Documento Único de Cobrança) reference, and it is mandatory in every purchase — not only when claiming a benefit. You can then pay at any tax office (Finanças) or online via Portal das Finanças using that DUC reference. Payment is due on the day the assessment (liquidação) is issued or within the following 30 days — but always before the deed, because the notary cannot proceed without proof of payment (arts. 36.º and 49.º CIMT). Keep your payment receipts safe — the notary will need them, and they serve as proof for your records.

IMT is calculated on the higher of the purchase price or VPT — so if VPT exceeds your agreed price, you'll pay more tax than expected. This commonly happens with undervalued properties or those that haven't been reassessed recently. You can find VPT in the Caderneta Predial (property certificate) available on Portal das Finanças or request it from the seller before making an offer. Always check VPT early in your buying process to avoid surprises at the notary. Secondary homes, holiday properties, and rental investments pay tax from the first euro at higher rates with no exemption. The difference is modest but real — on a €300,000 mainland property, HPP saves €1,063.46 (€10,542.04 vs €11,605.50 in 2026); the big savings come from IMT Jovem, which can eliminate the bill entirely. To qualify for HPP, you must intend to live in the property as your main residence; this is declared on the Modelo 1 do IMT form before the deed.

The mortgage stamp duty (verba 17.1) is separate: 0.6% for terms of 5 years or more, 0.5% between 1 and 5 years. And under IMT Jovem the first home benefits from a purchase stamp duty exemption capped at €2,644.31.

Conditions in the IMT guide →Yes, significantly. Companies cannot claim HPP (primary residence) rates regardless of the property's use — they always pay secondary/investment rates. Since 25 May 2026, non-residents (individuals or companies) buying residential property pay a flat 7.5% IMT under Decree-Law 97/2026. However, you can apply to have the difference cancelled (anulação) if you become a Portuguese tax resident within 2 years, or if you rent the property at moderate rates (up to €2,300/month in 2026 — 2.5 × the minimum wage — for at least 36 months) — the request must be filed with the Tax Authority within 6 months of the qualifying event. Note for companies: the residency-based route is defined by personal tax residency and is not available to them; only the moderate-rent route can apply, and AT guidance for corporate buyers is still pending. Tax haven entities face an even higher flat rate of 10% with no refund options.
